Covenants Summary

  • Purchase of a home in Tallow Creek includes membership in the Homeowners' Association.
  • Membership provides enjoyment of all Common Spaces, which we all own together through the Association, and protection under the rules of the Association.
  • Annual dues, assessed to cover the costs of operation of the Association and the Common Spaces, and professional services as required, are currently set at $250.00 per year, per lot.
  • The Association is governed by a Board of Directors, elected by the homeowners. Each home has one vote in all elections and other votes.
  • The Board includes an Architectural Control Committee, whose purpose is to review and approve any and all improvements, changes, additions, etc. to the exterior of a home or to its grounds.
  • The Covenants, which apply to each and every home in Tallow Creek, contain rules and restrictions enforceable equally on all homeowners.
  • These Covenants are legally binding on all homeowners in Tallow Creek, and are enforceable through fines, sanctions, and legal action where required. Their main points are:
  • Homes may be used only as single family residences.
  • Noxious, illegal, or offensive activities are prohibited.
  • Boarding or raising of livestock, poultry, or farm animals is prohibited.
  • Pets (dogs, cats, caged birds) are allowed up to an aggregate of 3 per home.
