Dues:
The Dues for the Homeowners' Association are set
at $250.00 per home, per year. A notice will be mailed to the owner of record of each
home. Payment is due by February 10th. Payments received after February 10th, but prior to April 10th will be assessed a $25
late fee. Payments received after April 10th will be assessed an additional $100 late fee. If payment is not received
in full by June 30th, it will be turned over to an attorney for collection. If not paid on notification by Collection,
the property will be leined, meaning it cannot be sold or borrowed against until the lein is paid, including late
fees, filing fees, attorney's fees, and accrued interest.
(*The
TCHOA reserves the right to take legal action on any lot in which assessments are 10 days past due.)

Fences, sheds, other improvements:
According to the Covenants governing Tallow Creek subdivision, anything added to or changed
on the exterior of a home or lot, must be OK'd by the Architectural Control Committee, in advance.
Exempted from this are decorative plantings not encroaching on the Utility Servitude (front 25' of each lot), and seasonal
decorations.
For example, fences must conform to the standards established for the
subdivision, and sheds have size, exterior materials, and placement restrictions.
In all cases, the procedure
is simple: Write a Request, including a sketch of the lot showing the location of the residence
and the description and location of the proposed work, and mail it to either the HOA PO box or email address given above.
Include name, address, and phone number. A letter of permit will be delivered to you, and your work will be recorded
as "permitted" on the rolls. Note that work done without prior permit may be required to be moved,
changed, or removed.
For those having trouble keeping their garbage can out of sight: We have received a Proposal for construction of Garbage Can Enclosures that meet the requirements of the Covenants,
which we are passing on for your information. This is an L-shaped section of Cedar fence, installed against the side of the
home, with space for your rolling garbage container behind it. The dimensions of the "standard" model are: 42"
wide (from the house) and 42" deep (parallel to the house), with a height of 54". Installation is by means
of 4x4 posts, set in concrete. Leveling of the ground behind the enclosure is included. As an extra-cost option, paving
stones can be placed inside the enclosure. Prices: $ 296.00, plus $ 85.00 for the paving stones.
These prices include Labor and Materials. Other sizes and special configurations are available. If you are interested, call

Satellite Dishes:
While prior permission is not required for installation of a satellite dish, the Covenants require
that they be placed in a position "approved by the Architectural Control Committee." The acceptable position
is on the rear of the house, unless trees or other obstructions make reception impossible from that location*. To avoid
future problems, it is strongly suggested that you check with the Architectural Control Committee, through the same procedure
outlined above, before having your dish installed. If a dish is placed incorrectly, you may be required to move
it, probably at extra cost.
* Note that the convenience of the installer DOES
NOT constitute adequate reason for a waiver of the required positioning.
